Q  "FULL SERVICE MANGAGEMENT AGREEMENT" WHAT IS IT AND WHAT DOES THIS VALUABLE SERVICE COST?

Full service is one of 2 forms of manangement, a first time property management fee is due ($160.00) after we find a tenant which includes a lawyer drafted lease. A small percentage of the rent is taken out monthly and thats all.  No hidden fee's or ala carte charges to make a phone call, call for a repair, post a notice, do a walk through inspection, sign, pictures, ...etc.   its a great value and ease of mind.

Q "FINDERS FEE MANAGEMENT AGREEMENT" WHAT IS IT AND WHAT DOES THIS VALUABLE SERVICE COST?

It's just like it sounds, we find the tenant for you, process tenants applications, sign lawyer drafted lease, collect security deposits, then pass the wand to you.  We will deposit all tenants security deposits and misc other monies to your Florida based bank account as directed by *Florida Statute* Tenant and Landlord Law.   $160.00 due upfront and we keep first months rent.  

Q  WHAT ARE YOUR TENANT REQUIREMENTS ?

1. Verification of income 30 % of gross income toward housing

    2. Verification of Employment

    3. Verification of past rental history

    4. Credit and background check

    5. No evictions, felonies, open bankruptcies, sexual offenses

WHEN IS RENT DUE AND WHEN DO YOU WE RECEIVE OUR OWNER PROCEEDS CHECK?

Rent is due on the first.  Owner proceeds are Direct Deposited into your bank account on the 15th of each month or snail mailed to you directly on the 15th. Snail mail will arrive a few days after the 15th depending on National Holidays etc.

Q  HOW DO YOU HANDLE REPAIRS? ...when you have a tenant who wants to make an older house "although nicely kept" brand new and an owner who wants to not get nickled and dime to death ?

Of course valid repairs are expected and needed with any home, and I will take care of it as if it were my home... disclosure disclosure disclosure is the key.   It must be laid out what you will take care of and what you will not. It's expected of owner to take care of appliances, AC, electrical, plumbing, roof issues, structural issues etc.....but does the owner have to pay for a service call for no AC if found that the tenant never changed the filter ?  There is exclusions that can be added to the lease such as:

1. Washer Dryer not warranted

2. Ice maker /water dispensor not warranted

3. Solar Panels not warranted

4. Garbage disposal not warranted

5. Tenant responsible  cost off breakers to be re-set if we get an AC callill

Q  HOW DO YOU PAY FOR REPAIRS?

A  Most of the time it can be taken right out of the tenants rent or sent directly to owner to pay directly.
