Do you know how your property management company handles showings ?

Yesterday I had the pleasure to show one of my rental homes to a potential tenant. I was shocked when they told me about their experience with another company which put the owner at risk.

Here's what NOT to do.....they gave the tenant the code to let themselves in with out the licensed property manager and only after the tenant provided a credit card deposit. The company thinks this will help with any un-accompanied damage related showing. Really? Prove it! They cant ! and of course the front door was unlocked when the above tenants went to let themselves in.

The possible outcomes:
1. A unscrupulous person could make a copy of key and have access to home later once rented a robbery or worse could happen. Who would be liable ? The owner of record, the management company or both ?

2. A unscrupulous person could just move in and you would have to go through the pain and expense of a eviction and repairs.

3. Appliances could disappear
