SW Florida Real Estate-It's a Sellers Market!

Our snowbird season (when the northerners migrate to the Port Charlotte, Punta Gorda and Englewood areas) has begun early this year as the weather where they come from is experiencing a very early winter with below zero temperatures, freezing rain and lots of snow.  We knew we would have a large influx of “birds” when our seasonal rental pipeline was completely booked in Port Charlotte, Punta Gorda and Englewood by August of 2014 for the winter months of 2015.  There is also a need for more rental properties in the area for annual occupancy. 

 To take a more detailed look at our real estate sales side of things in Charlotte County our market has turned into a seller’s market.  Buyers are here in the Port Charlotte, Punta Gorda and Englewood area and are finding that if they make slow decisions they are more than likely to lose as we are seeing multiple offers if a property is priced right and under a certain price range.  When we say “make it your highest and best” we are only suggesting that they do so in order to “get” the property they like.  With the rental market as it is now an investor or someone with a 3-5 year retirement plan should act as soon as they can, the prices won’t last, nor the rental market.  Everything is a cycle…
