Remember this for Hurricane Preparation

Southwest Florida has been very lucky for the past 12 years.  Hurricane Charley blew through our area on Friday, the 13th of August in 2004.  Nothing since then, thank goodness!  There is a concern any home buyers should be aware of and that is what is called the "window" of a storm.  If our area is within a 500 mile radius of a tropical storm, you will not be able to obtain insurance for your new place untill 5 days after the window has been declared.  Naturally, you could not close on your home without insurance.  For this primary reason, I suggest once you have a completed contract and a closing date set then make insurance a priority.  Of course you may be requesting a mortgage too, but get that insurance quote and coverage as soon as possible.  Something else to remember following a storm and before your closing.  If there may have been storm damage, order another home inspection before the closing.  Your agent will keep you informed about responsibilities both the Buyer and Seller have during a storm situation.

The odds of a hurricane or bad storm delaying your closing are slim to none.  But be smart and listen to your professional Coldwell Banker real estate agent to be safe.
